Believe it or not, there are millions of property owners who are having problems when dealing with their mortgage. Some people even resort to filing bankruptcy, which should only be used when all available methods have failed. Home loan modification is rapidly becoming popular among mortgage holders, because it helps them ease the terms of their mortgage without damaging their reputation as debtors.
Applying for a home loan modification has a lot of benefits like reducing the interest rates that are being charged to you monthly, reducing your principal balance, you can also change the terms from adjustable mortgage to a fixed mortgage rate, and you can ultimately increase the duration of your loan.
If you are going to ask a bank, they will never advise you to apply for a home loan modification due to obvious reasons – they will earn a lot less if you are paying under a modified term compared to paying for your original mortgage terms. This is also the reason why there are a lot of mortgage holders who are not familiar with this method.
A typical modified loan takes 30-90 days to complete and make sure that you are paying all obligations during that time. This will slightly increase your chances of getting the loan modification approved. You also need to keep all the documents and statements that you have received from your lender because these documents are often required when applying for a modified loan.

Climate modification is a multi-faceted and complex subject. In this article, we take a look at the relationship between climate modification and volcanoes.
Climate Modification and Volcanoes
The climate modification debate is a nasty one. Parties pick their positions, dig in and refuse to listen to the rants of the other side. Lost in the yelling is the simple fact that climate modification is a natural phenomenon to some extent. For proof, we need merely look at the materials kicked out by volcanoes.
It is an undeniable fact of the earth record that volcanoes have changed the climate during certain periods. Small explosions don’t have much impact, but large explosions send massive amounts of material and gases into the atmosphere. The gases include carbon dioxide, the ultimate bugaboo greenhouse gas. Beyond these gases, however, volcanoes can kick out so much debris and ash that the material in the atmosphere can actually block out the sun or reduce the warming effect.
Mount St. Helens is the most studied and well known recent eruption. Unless you have been meditating in a cave for the last 20 years, you know that the volcano exploded on May 18, 1980. The eruption was powerful enough to flatten everything for 17 miles, immediately turning 10 million trees into so much firewood. The huge volcanic ash cloud stretched halfway across the United States, but barely had an impact on global temperatures.
In contrast, the eruption of the El Chichon volcano in 1982 had a measurable climate impact. El Chichon is located in Mexico and was a much smaller eruption than Mount St. Helens. Still, the average temperature around the globe cooled by one degree. What scientist learned is the climate modification impact of volcanoes is highly dependent on the type of explosion. The materials from Mount St. Helens fell out of the atmosphere quickly, while El Chichon belched enormous amounts of sulfur that remained in the atmosphere for much longer.
One of the problems with climate modification is it occurs over a relatively long period of time. Since we started paying attention to the situation, we have not had a chance to see the impact of a major eruption. The stuff we see on television is really small potatoes compared to historically eruptions of note. For example, Mount St. Helens threw roughly a half a cubic mile of material into the air. In 1815, a volcano in Indonesia belched 24 cubic miles of material into the atmosphere. Obviously, one has to imagine it impacted the climate of the earth.
Is there a relationship between climate modification and volcanoes? Undoubtedly. From what we see, however, the relationship is generally of a short duration and not an explanation for the rising temperatures we are seeing currently.

Although when it comes to wine investment it is usually either Bordeaux or Burgundy wines that attract the most investor attention, the upcoming Sothebys (NYSE:BID) April sale in Hong Kong will see clarets facing some Spanish competition with a fine wine selection from the legendary Vega Sicilia winery featured at the auction.
Stupendous Vega Sicilia Collection
On March 11, Sothebys announced that the highlights of its Hong Kong Spring Sale 2013 would include an impressive selection of 234 lots of wines direct from the legendary Spanish winery of Bodegas Vega Sicilia. In the auction houses press release, Serena Sutcliffe, International Head of Sothebys Wine, pointed out that it was a great privilege for Sothebys to bring to auction this stupendous collection of wines direct from Vega Sicilia, adding that the auction would present a unique opportunity for collectors to acquire decades of vintages.
As reported by the Decanter magazine, a vertical lot of 22 magnums of Vega Sicilia Unico, which comes from the personal collection of the winerys managing director Pablo Alvarez, is expected to bring HK$95,000-160,000 (8,240-13,878). In addition, a lot of Vega Sicilia Unico 1942 is estimated to sell for HK$80,000-120,000. The sale will also feature the winerys Reserva
Especial and Valbuena No 5 bottlings.
Sothebys Hong Kong Auctions
At Sothebys Hong Kong sales, the Vega Sicilia wines will compete for wine investment attention with some top clarets including Chateaux Petrus 1990, which is expected to go for HK$200,000- HK$280,000, and Chateaux Cheval Blanc 2000, priced between HK$120,000 and HK$200,000.
Wine with a Soul
As reported by Bloomberg, on February 25, Mr Alvarez showcased a rare tasting of Vega Sicilia wines to the media and buyers at the Mandarin Oriental hotel in New York. Mr Alvarez outlined the challenges associated with wine making, including sweltering-hot weather in the vineyards during the day, and near-freezing temperatures at night. Our entire philosophy is to make a wine of great elegance, he noted, as quoted by Bloomberg.
Vega Sicilia wines which have been produced in the Ribera del Duero region of northern Spain for almost 150 years are ranked by connoisseurs alongside Frances Premier Cru Bordeaux and are likely to receive significant wine investment attention at the upcoming Hong Kong auction. The Decanter magazine quoted Sothebys Ms Sutcliffe as describing Vega Sicilia as a wine with a soul which at the same time is a true reflection of its region, climate and the areas oenological traditions.
As Europe’s big investment banks and brokerages scale back their research efforts, particularly towards small and mid-sized companies, some hedge funds and other specialist players spy an opportunity.
If the major players aren’t ferreting out investment ideas among Europe’s thousands of non blue-chip companies, figuring the effort is too costly and time-consuming at a time of cutbacks and rationalization, other participants see a chance to capitalize on the resultant gap in the market.
The hope? That less analysis and information flow has left the best investment ideas undiscovered, even in an era of data overload via everything from specialist investor websites to social media.
“If it’s shrinking, that research is going to be replaced by independent research firms and hedge funds, which are doing their own deep dive and explicitly investing behind their ideas,” said Soren Aandahl, head of research at activist investor Glaucus.
Data underlines the scale of research cutbacks among the big banks.
Four in every 10 European stocks tracked by analysts have seen a drop in coverage over the last two years, twice the number of firms recording a rise, Thomson Reuters figures show.
And calculations by Reuters based on year-end statements show Europe’s 30 largest banks by stock market value cut staff by 80,000 in 2013 alone – not all equity analysts of course but certainly that category was far from immune.
This has led to fewer eyes looking at some of the 9,000 listed companies in Europe, especially those with a smaller market capitalisation.
Some clients have noticed the difference.
“For many of the European mid-cap companies we cover, the breadth, depth and quality of the sell-side research (from banks and brokers) has declined,” said Moni Sternbach, head of European mid-cap investing at $6.5 billion hedge fund firm Cheyne Capital.
Yet finding the right investment idea among overlooked small companies can still prove lucrative, as evidenced by events around Spanish wireless networks provider Gowex, a thinly analyzed company whose shares fell 60 percent after a firm called Gotham City Research issued a detailed report questioning its accounts.
Gowex subsequently filed for bankruptcy.
Gotham City had said in its original report that it stood to benefit from a drop in Gowex shares, presumably by taking a “short” position by borrowing stock it then sold in the expectation of being able to buy it back cheaper.
U.S.-based Gotham may also have been taking advantage of Europe having been hit harder in equity research than other regions, given a steep fall in commissions paid to banks by fund managers and a subsequent focusing by banks on the large companies that are more likely to offer them other business.
That same pressure on resources has also seen the quality of research fall, some fund managers say, with some companies often only covered by a brief note when they release their results.
If a creditor has problems in collecting a debt from you, he has a few options at his disposal. One of them is to sue you and attempt to garnishee your paycheck. What this basically means is that, since he is unable to get the money directly from you, he is asking the courts to force your employer to take money from your paycheck and send it to him. To protect you and prevent abuses by the creditor, however, both the federal and state governments have enacted a set of rules as to how this should work.
The first thing that must happen is that the court must actually rule against you. If the creditor sues and the courts reject his claim, the creditor is out of luck and will not be able to legally collect any monies from you. If, however, the court enters a judgement against you and the creditor prevails, the court can then direct your employer to set aside a certain amount of your paycheck each week and send it to the creditor until the debt is resolved. In legal terms, this is known as wage garnishment or a wage attachment.
In order to prevent you from becoming destitute, there are Federal and state limits as to how much money can be taken from your paycheck. The federal limit is the lessor of 25% of your weekly paycheck or a calculated formula comparing the dollar amount of your weekly paycheck minus 30 times the minimum hourly income. In addition to federal wage attachment laws, all states have their individual laws. These laws, however, must provide at least the protection to the debtor that the federal laws provide.
In fact, some states have enacted significantly tougher wage garnishment rules on creditors than the federal laws do. These laws may either add additional barriers that the creditor has to overcome if they want the courts to rule in their favor. Or, the laws may go much further in limiting the amount of money that can be deducted from the debtors paycheck. In practical terms, what this means is that a creditor bringing a suit against a creditor in Minnesota can expect different results than a creditor filing a lawsuit in Arizona.
A number of employees are needlessly afraid of wage garnishments. Yes, it is embarrassing. But, primarily they are afraid of being fired by their employer when their employer discovers that a creditor has sued them for money. But, the federal law explicitly prevents an employer from firing you due to a wage garnishment. If an employer does fire you, however, you will have a legitimate criminal lawsuit to bring against your employer.
Now, to be sure, the fact that their wages are being garnished can be embarrassing for the debtor. But, in a society where debt is such a large part of nearly all financial transactions, it is a necessary tool that allows creditors to be repaid what they are legitimately owed.
